  • Buy your own Renter’s Insurance to protect your belongings in the rental. Not only will your possessions be protected, this can show that you are a very conscientious renter.
  • Be responsible for your guests. This means making sure they keep noise down, are not a nuisance, and that they park where they are supposed to be parking. Having a guest park in your neighbor’s spot is a quick way to get into an argument.
Make sure that you document all agreements and actions involving your landlord. This includes verbal agreements made. You can write a letter capturing the details of your oral agreement so you have documentation in the future. Additionally, ensure that you make requests for repair in writing that way you will be able to provide documentation that you have requested the actions. During all interactions with your landlord (and your neighbors for that matter) remain professional and courteous. You should strongly consider an eviction attorney.

Things to Avoid
  • Nuisances. Don’t be a loud, obnoxious tenant. Getting into arguments with your neighbors or the landlord won’t earn you any brownie points. Take the high road and always be pleasant and amicable. If that is not possible, resolve conflicts quickly and without landlord involvement.
  • Don’t do anything illegal. It is very important is to refrain from any illegal activities.
  • Do not have anyone move in with you without the express permission of the landlord.
  • Avoid damaging your rental unit. If an unforeseeable accident occurs, fix it yourself.
  • Pets. If you are thinking of getting a pet, read your lease provisions and/or discuss it with your landlord prior to acquiring the pet.
  • Don’t threaten your landlord with legal action, courts, and/or lawyers. This just upsets them and doesn’t make them want to work with you to resolve any issues you may have.
