How To Avoid An Eviction
As a tenant, there probably isn’t anything scarier than the thought of losing your rental to
eviction proceedings. Especially if you believe you are a good renter and are doing everything you can to maintain a good relationship with your landlord. There are many steps that a tenant can take to avoid being evicted. Consulting an
eviction attorney or a
real estate attorney that specializes in evictions should be taken seriously.
Positive Actions
- Pay your rent on time every time. One of the biggest complaints from landlords is the frustration of trying to collect rent from their tenants. Landlords have bills to pay as well and they tend to be more positive with renters who are always on time with the rent. Keep copies of your cancelled checks or cashiers checks.
- Keep your landlord informed. Let them know when things need to be repaired or if your circumstances have changed. Many times landlords can work with tenants who have always been honest and forthcoming in their interactions.
- Continue communicating with your landlord though any/all processes, even if it seems difficult to do so.
- If you are having financial difficulties, look for other income opportunities. Perhaps get a second job, pawn some of your possessions, have a yard sale, and/or offer to do lawn work/maintenance for your landlord in exchange for a break on your rent.
- Maintain your rental in a clean and organized manner. Keeping the rental clean inside and out, well maintained, and in good condition will provide a beautiful visual image to your landlord that you are a model tenant.
- Get written permission prior to making any changes to the rental property.
- Offer to pay for repairs that you can make yourself.
- Report maintenance issues/problems right away if they require management to fix them. This will prevent the problem from becoming a bigger issue.
- Know the provisions in your lease or rental agreement and adhere to them.
