Leases And Rental Agreements

Leases and rental agreements are legal binding contracts between you and the property owner. Under the rental agreement, you will have certain rights as will the landlord or property owner.

Before signing a lease or rental agreement, you should read and understand all portions of the document. If you do not understand the agreement, you can ask a real estate attorney to read over the agreement and explain if the agreement is in accord with your legal rights as a tenant.

There are federal laws that provide tenants with rights pertaining to not only the rental property but also the application. To ensure you understand the laws governing rental property, your rights, your responsibilities as a tenant, and the responsibilities of your landlord talking with a professional real estate attorney is always best.

Once you sign the lease or the rental agreement, you are bound by law to uphold your end of the contract. This means if you sign a one years lease but move out before the year is up, you will liable for the remainder of the rental payments until the year is up. If you do not pay the money to the landlord, the landlord can take you to court to receive the money you owe on the lease.

The landlord also has responsibilities to provide you with a safe and livable rental property. If he/she does not live up to his/her responsibilities, you can also sue your landlord for damages via an eviction attorney.
